Whether one is buying a condo on Brickell, or has gotten lucky enough to find a Brickell condo for rent, it is undoubtedly a status symbol to live in a condo on Brickell. There would most likely not be any Brickell condos for rent if it weren’t for William and Mary Brickell. They were pioneers and entrepreneurs who not only lent their name to Brickell but started the development by operating their trading outpost. Now, they are referred to as the founding father and mother of greater Miami. In fact, the Brickell area became known as “millionaire’s row” largely due to Mary Brickell.
It can be confusing though as some Brickell condos for rent are in the same building as the condos for sale. That’s why it’s important to look at the listings and not assume if some units within a property are for sale, they all must be. Sometimes, the individual units are all sold and then some of the new owners live in the condo as they purchased it for themselves in the first place. The most exciting thing in the Brickell area right now is the development of the luxury condos including Skyline at Mary Brickell Village. It is slated for completion in spring of 2007. The 300 plus units will not add to the number of Brickell condos for rent, at least not immediately; rather they will be put on the market for sale somewhere in the range of two to six hundred thousand dollars. Mary Brickell would be proud to know how much she, and let’s not forget her husband, William influenced modern retail. She would likely stand in awe at the Mary Brickell village, an upscale boutique and restaurant lifestyle center that has become the hub of Brickell, just 15 minutes from the Miami International airport.
There are literally thousands of condo units for sale in the Brickell area, with a variety of sizes and prices to match. Many of them have Brickell in their name but it is unknown if any of those will become Brickell condos for rent.
Since 2003, there has been approximately 2000 condos either constructed or currently under construction. Since low interests rates have turned so many Brickell condo renters into condo owners it’s little wonder so many are being constructed still. It may be a challenge though, to find Brickell condos for rent if the current trend continues. Furthermore, as investors continue to buy apartment rental units and redevelop them into condominiums they then sell, it may become increasingly difficult to find Brickell condos for rent.
Buyers are coming from all over the world to secure a property in one of the most prosperous cities in the world. With little land left to develop in south Florida, Brickell condos for rent or sale are likely to become even more valuable.
Purchasing real estate can be tricky. With so many residential property deals in the works, there are bound to be some good and some not-so-good investments. You’ll want to thoroughly do your homework before you consider investing in such a venture although if there truly is a shortage of Brickell condos for rent, that could be a profitable venture.
However, in the online version of the March 17, 2006 issue of the Jacksonville Business Journal, although conceding that there is still a severe shortage of rental units in south Florida, the headline screams “Condo Investors Become Landlords.” It seems the condo buyer’s market has slowed down a bit and in order to keep expensive property from sitting idle, some condo investors have decided to rent their units until they are able to sell them. It doesn’t look like it’s an epidemic, at least not yet. The article does say you have to know where to look but if you’re looking for a Brickell condo for rent, there may be hope yet.
Another way you can try to find a Brickell condo for rent is to look for a room-mate. At roommateClick.com, there are 791 profiles for men and women searching for roommates within a 10-mile area of Brickell. Of course, not all of these people live in condos or even luxury condos, but many of them do show an address consistent with Brickell condos for rent.
As the Brickell area continues its development and the condos continue being built, the technology matures as well. In the Skyline Brickell condos, residents will be able to use a communication smart panel to order takeout food and to dim lights, among other things. The condos are also being pre-wired for high-speed Internet access. Maybe that “smart panel” can find a Brickell condo for rent.
