Exclusive Listings
An Exclusive Agency Listing will allow the realtor to list and market your condo, but you will also have the right to sell your condo on your own and not pay the realtor. Exclusive Agency Listing contracts are very unusual on the Miami real estate market. Marketing your condo among thousands of other Miami condos, arranging an open house, contacting other agents and so on will be expensive for any real estate agent. Investing a lot of time, money and effort will be very risky without an Exclusive Right to Sell contract. A lot of the Miami real estate agents who do offer Exclusive Agency Listing to condo owners will therefore simply place your condo in a Multiple Listing Service and wait for a buyer to contact them. There are however always exceptions to this rule, and a lot of the “new and hungry” realtors that have been attracted to the booming Miami real estate market will do a tremendous amount of work to sell your Miami condo even without an Exclusive Agency Listing. They need to earn a good reputation and are willing to take risks in order to do so. An Open listing contract will give the agent the right to market your condo bring a potential buyer to see it, but the agent will only get a commission if the condo is bought by one of their clients. Open listings are in no way exclusive and a lot of Miami condo owners enroll in multiple listings while simultaneously try to sell their condo on their own. Just as with an Exclusive Agency Listing, agents offering Open listing contracts in the Miami area will usually not invest a lot of their time and money to sell your condo. The One-Time show contract is very similar to an Open listing contract, but involves an identified potential buyer.
